 If you think this guy couldn't be any worse, he is really on a roll with getting a lot of money in shell LLC companies and then filing bankruptcy after padding the books that he owns!

Illegal Evictions and Insufficient Notice: Residents at Kristana Mobile Home Park received only four days' notice to vacate their homes, which advocates argue is a violation of "Just Cause" Eviction Statutes and Michigan Anti-Lockout Laws.

Water Shutoffs: Water services were shut off at two different mobile home communities (Kristana and Kingsbrook) due to unpaid bills or infrastructure issues, forcing residents to live without running water for extended periods. Darakjian claimed he couldn't financially justify the cost of providing water to the few remaining residents at Kristana.

Misrepresentation and Deceptive Practices: Darakjian was accused of falsely blaming the water shutoff at Kristana on the Lansing Board of Water and Light (BWL). He also offered residents a 30-day hotel stay, but some found the stay was only paid for two weeks.

Unpaid Bills and Bounced Checks: The company reportedly owed over $83,000 for water services at Kingsbrook Mobile Home Park and a previous e-check for $75,000 had bounced.

Blight and Neglect: Legal actions have cited properties owned by Darakjian (or entities he is involved with, like a former Leland Hotel owner he was in contract with) as being in a "state of decay, deterioration, and dilapidation," with issues like broken smoke detectors and a malfunctioning elevator. 

LARA has referred the case regarding the unlicensed park operation to the Michigan Attorney General and Clinton County Prosecutor for potential criminal enforcement. Residents have also filed multiple lawsuits against Kristana Estates LLC seeking court intervention to restore water and prevent demolition.

A $2M grant was supposed to revive a mobile home park. Then residents got 4 days to get out.
